Supporting Documents – What your broker needs

Lender have similar but different requirements of the information and documents they want to use to determine your borrowing capacity and your lending options. Buy Invest Live Brokers will review your lending needs and aspirations and work out the minimum documents lender need.

We will start our review of your finances by running your credit reports – see what a lender sees – and send you a copy. We do this after I receive the signed privacy and your ID. Once we confirm from what information you have shared about your finances (income – expenses – deposit – aspirations), we then look to confirm the proof that can be provided to a lender, we we are all ready to proceed.

  • Drivers License + Passport ( clear photo – via camera ok )
  • Rates Notice (for properties owned)
  • Mobile & eMail address – all borrowers

INCOME

  • Last 2 pay slips ( salary )
  • Last tax years income statement from the ATO portal (used to be Group Certificate)
  • 2 years Tax Returns plus notice of assessment ( self employed )
  • 2 years Tax Returns and Financials ( company or trust )
  • Last 3 months bank statements showing income being deposited & living expenses *
  • Last 3 months Rental Statements or rental appraisal
  • Last 3 months bank statements showing rental being deposited *
  • Last 3 months bank statements showing any deposit being used (if different to above) *

EXPENSES / LIABILITIES

  • Last 6 months mortgage loan repayments (including interim to date)
  • Last 3 months credit card, personal loan repayments ( shows they are being repaid on time ) *
  • Rental – schedule of rent paid

OTHER

  • Employment – 3 years history (company name, address, phone, abn, date started)
  • Home address – 3 years history with dates commenced.

ASSETS

  • Superannuation (company, policy #, $)
  • Vehicles (make, model, year, $)
  • Personal belongings – Insured value $

Banks want to see all costs itemised for the following:-
